Job Title: Multi-site Tax Credit Senior Manager / Senior Property Manager

Location: Fayetteville, NC & Hope Mills, NC

Office Hours: Monday – Friday, 8:30 AM – 5:30 PM

Projected Property Takeover Date: Mid to Late August

About the Role:

We are seeking a dynamic and experienced Multi-site Tax Credit Senior Manager / Senior Property Manager to oversee operations across four LIHTC (Low-Income Housing Tax Credit) residential communities in the Fayetteville-Hope Mills area. This role is ideal for a motivated leader with strong compliance and operational expertise, ready to take the next step with a reputable and growing company.

You will lead a well-structured team, manage compliance, occupancy, and financial performance, and ensure the properties maintain high standards in both service and appearance.

Portfolio Overview:

4 communities with 40-80 units each.

Current Occupancy: 95% (trending slightly lower due to scheduled evictions)

Vendor-Managed Services: Painting, flooring, and landscaping are handled by trusted third-party vendors.

Your Team Includes:

  • 1 Assistant Property Manager
  • 1 Leasing Consultant
  • 1 Maintenance Supervisor
  • 2 Maintenance Technicians

Key Responsibilities:

  • Oversee day-to-day operations at all four sites, ensuring smooth functioning and tenant satisfaction
  • Ensure timely completion of annual recertifications, lease renewals, and LIHTC compliance documentation
  • Monitor and reduce delinquency; enforce lease agreements and address non-payment through legal processes as needed
  • Supervise and support on-site team members, including leasing and maintenance staff
  • Serve as the main liaison between the ownership group, vendors, and third-party partners
  • Coordinate all site activities including inspections, audits, and property visits
  • Utilize Rent Manager software to manage financials, leasing, and resident communications
  • Maintain high curb appeal and property condition in partnership with vendors and internal maintenance staff
  • Identify and implement opportunities for operational improvement and occupancy stabilization

Key Qualifications:

  • Prior experience in Tax Credit (LIHTC) property management is required
  • Deep knowledge of compliance and affordable housing regulations
  • Excellent leadership, time management, and scheduling skills
  • Ability to oversee multiple sites and staff while maintaining consistency in operations
  • Strong communication and problem-solving skills
  • Proficiency in Rent Manager or similar property management software
