The Senior Landscaping Manager is responsible for the overall planning, coordination, and execution of landscape maintenance and installation within WindRiver Lakefront and Golf Community. This role oversees the maintenance of all common areas, provides exceptional lawn and landscaping services to residents, and manages landscape installations for new home construction projects. The Landscape Superintendent ensures all landscaping work meets WindRiver’s high standards for appearance, safety, and environmental stewardship.

Responsibilities:

1. Leadership and Strategic Oversight

  • Lead the landscaping department in alignment with WindRiver’s operational goals and aesthetic standards.
  • Participate in strategic planning and cross-departmental collaboration with leadership and stakeholders (Operations, Construction, Marketing, etc.).
  • Maintain compliance with all local, state, and federal regulations, including OSHA, EPA, DOL, and WindRiver Design Review Board (DRB) standards.
  • Foster a culture of safety and accountability by enforcing protocols, leading by example, and conducting regular staff training.
  • Represent WindRiver professionally in the community and build strong relationships with residents, builders, and contractors.

2. Operational Management & Improvement

  • Oversee daily landscaping operations for common areas, resident properties, and new home construction projects.
  • Manage lawn care, irrigation, horticulture, seasonal plantings, and pest/disease control.
  • Ensure project quality, timeliness, and DRB compliance for all new installations.
  • Develop and implement improvements to services, environmental practices, and departmental efficiency.
  • Monitor performance metrics and adjust workflows to maintain high standards of quality and hospitality.

3. Team Leadership & Staff Development

  • Supervise landscaping technicians, laborers, and seasonal staff, assigning tasks based on priorities and manpower.
  • Provide onboarding, training, and mentorship on best practices, equipment use, and safety procedures.
  • Conduct performance reviews and foster a positive, team-oriented work culture.
  • Promote accountability, celebrate team successes, and ensure alignment with WindRiver’s values and code of conduct.

4. Resource & Equipment Management

  • Manage the department’s budget, including labor, materials, purchasing, and estimating.
  • Track costs, labor hours, and resource usage to optimize efficiency.
  • Oversee maintenance and use of landscaping equipment; enforce daily inspections, post-use cleanup, and fuel logging.
  • Maintain inventory of tools and supplies; schedule preventative equipment maintenance.

4. Communication & Reporting

  • Maintain clear communication with supervisors on job status, equipment needs, and staff incidents.
  • Ensure residents are informed about landscaping schedules, services, and project updates.
  • Attend executive and departmental meetings to provide updates and ensure strategic alignment.
Requirements:
  • Minimum 5 years of landscape maintenance and installation experience, with at least 2 years in a supervisory role (required).
  • Strong knowledge of horticulture, turf management, irrigation systems, and landscape construction practices (required).
  • Valid driver’s license (required).
  • Certification in pesticide application (or willingness to obtain) (required).
  • Bilingual ( strongly preferred).
  • OSHA 10 certified (preferred).
  • Equipment Operator License (preferred).

Knowledge/Skills/Abilities:

  • Proficiency with scheduling, budgeting, and project management.
  • Knowledge of WindRiver Design Review Board (DRB) standards or willingness to learn and enforce them.
  • Excellent leadership, communication, and customer service skills.
  • Ability to read and interpret landscape designs and construction documents.
  • Knowledge of OSHA standards and safety requirements.

Physical Requirements:

  • Primarily outdoor work in varying weather conditions.
  • Ability to lift 50 pounds regularly and operate heavy landscaping equipment.
  • Flexibility to work occasional weekends, evenings, and holidays based on project needs.
  • Must be able to bend, stoop, climb stairs, twist, kneel, lift, push, and pull items weighing 55lbs. Must be able to stand and continuously move throughout the workday. Must be willing to work outdoors and be comfortable in varying weather.
